Serve a Section 8 notice that actually lands.
Section 21 is gone. Now every possession notice has to be on a valid ground, on the right form, with service proof that survives the tribunal. This is the on-demand course that walks you through it — by letting you make the calls, not watch a slideshow.
One wrong notice costs you months
Since 1 May 2026, Section 21 "no-fault" possession is gone. Section 8 is the only way to get your property back — and it is unforgiving. The wrong ground, a defective Form 6A, the wrong notice period, or missing service proof and the tribunal throws it out. You start again, months later, with the arrears still climbing.
The landlords and agents who get this right aren't the ones who read a guidance PDF. They're the ones who have practised the decision — Ground 1 versus Ground 1A, what evidence each one demands, what a valid notice actually looks like — before a real eviction is on the line.

Common questions
Is Section 21 really gone?
Yes. Section 21 "no-fault" evictions were abolished on 1 May 2026 under the Renters' Rights Act 2025. Section 8 is now the only route to possession — which means the notice has to be right first time, on a valid ground, with the service proof to back it. Get it wrong and you lose months.
Do I get a certificate?
Yes — a dated CPD completion certificate with your name, downloadable the moment you finish. Suitable for your own records, your agency's training file, or your landlord-association CPD log.
Who is this for?
Private landlords, letting agents, property managers, build-to-rent operators, and in-house paralegals — anyone who now has to serve possession notices under the post-Section-21 regime.
Do I need any special software or an LMS?
No. You take it in your browser, on any device. Nothing to install, no LMS, no SCORM. Buy it, click the link in your receipt, and start.
How long does it take?
The Section 8 module is about 45 minutes. The full Renters' Rights Act case is around 2.5 hours across five modules. You have lifetime access, so you can do it in one sitting or come back to it.
How is this different from a webinar?
A webinar runs on someone else's schedule and you watch. This is on-demand and you decide — every module is a branching scenario where you make the real calls (which ground, which notice, what evidence) and see the tribunal consequences. You practise the decision, not just hear about it.
